Cette norme est diff\u00e9rente pour les <\/span><u style=\"line-height: 1.538em;\"><strong><a href=\"https:\/\/www.prevel.ca\" target=\"_blank\" rel=\"noopener noreferrer\">projets de nouveaux condos<\/a><\/strong><\/u><span style=\"line-height: 1.538em;\"> puisque les unit\u00e9s sont souvent livr\u00e9es de 12 \u00e0 24 mois apr\u00e8s l&rsquo;achat. Pour les acheteurs, il est donc important de faire affaire avec une banque qui peut offrir un taux garanti jusqu&rsquo;\u00e0 la livraison des unit\u00e9s.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"line-height: 1.538em;\">Pour faciliter l\u2019acc\u00e8s \u00e0 un taux garanti pour une p\u00e9riode prolong\u00e9e et pour acc\u00e9l\u00e9rer les d\u00e9marches des acheteurs, la plupart des <\/span><u style=\"line-height: 1.538em;\"><strong><a href=\"https:\/\/www.prevel.ca\/projetsen-cours\/21e-arrondissement\" target=\"_blank\" rel=\"noopener noreferrer\">nouveaux projets de condos \u00e0 Montr\u00e9al<\/a><\/strong><\/u><span style=\"line-height: 1.538em;\"> pr\u00e9f\u00e8rent travailler directement avec une ou des banques en particulier. En effet, celles-ci seront appel\u00e9es \u00e0 traiter la majorit\u00e9 des dossiers et connaissent tr\u00e8s bien le projet et la m\u00e9thode \u00e0 suivre.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"line-height: 1.538em;\">De plus, les banques des projets de Pr\u00e9vel sont en contact direct avec le notaire du projet, ce qui facilite la tenue des dossiers et les \u00e9changes d\u2019information jusqu&rsquo;\u00e0 la livraison. Cela \u00e9vite entre autres \u00e0 l\u2019acheteur de prendre en charge l&rsquo;inspection&nbsp;par l\u2019\u00e9valuateur de la banque, de voir \u00e0 ce que l&rsquo;hypoth\u00e8que soit finalis\u00e9e et que les fonds soient d\u00e9bours\u00e9s dans le compte du notaire au bon moment pour que la prise de possession du condo se fasse \u00e0 la date pr\u00e9vue.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"line-height: 1.538em;\">Les taux garantis jusqu&rsquo;\u00e0 la livraison sont plus \u00e9lev\u00e9s que les taux en vigueur pour les courtes p\u00e9riodes, puisque le risque assum\u00e9 par l\u2019institution bancaire est plus \u00e9lev\u00e9. Par exemple, un taux garanti 30 mois sera accord\u00e9 \u00e0 0.5 point de pourcentage de moins que le taux courant, tandis qu&rsquo;un taux garanti 3 mois sera accord\u00e9 \u00e0 environ 1 % de moins. Mais il ne faut pas oublier que les acheteurs peuvent obtenir un pr\u00eat au taux courant trois mois avant la livraison de la nouvelle unit\u00e9; donc si les taux ont baiss\u00e9 ou sont rest\u00e9s les m\u00eames, ce sera avantageux.&nbsp;<\/span><span style=\"line-height: 1.538em;\">Les taux garantis prot\u00e8gent les clients des variations des taux d&rsquo;int\u00e9r\u00eats sur le march\u00e9 hypoth\u00e9caire. Cela \u00e9vite donc les mauvaises surprises et procure une plus grande tranquilit\u00e9 d&rsquo;esprit. &nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span style=\"line-height: 1.538em;\">Finalement, plusieurs personnes croient qu&rsquo;il y a un avantage \u00e0 obtenir un pr\u00eat hypoth\u00e9caire de l\u2019institution bancaire avec laquelle ils transigent habituellement. Il est en effet logique de penser qu\u2019il est plus facile d\u2019\u00eatre approuv\u00e9 dans une banque o\u00f9 l\u2019on a un historique, un compte en banque et une carte de cr\u00e9dit. Eh bien\u2026 ce n\u2019est pas le cas.
