What are Prével’s obligations towards the buyer?

Prével (Groupe Immobilier Alliance Inc.) must comply with all the legal obligations set forth by the Régie du bâtiment du Québec. Prével must also respect its commitment to the buyer pursuant to the sales contract. If there is a change to the sales contract, Prével must advise the potential buyer as quickly as possible and, if required, reach a new agreement with the buyer. Prével commits to communicate with the buyer during the project to keep them informed on their unit’s construction progress and the project as a whole.

Who handles after-sales services and the guarantee?

The Prével team is fully responsible for after-sales services for the first year. As of the second year, a building management company takes over and consults Prével as needed.

Who builds the projects?

Prével projects are built by Prével. We hold the required general contractor’s licence and deal with subcontractors directly.

Are the condo buildings protected by a guarantee for new residential buildings?

Prével registers its units with the Garantie Habitation des Maîtres Bâtisseurs (GHMB). This guarantee covers unit interiors for one year and common areas for five. The plan also covers the buyer’s deposits during the construction.

What does buying a Prével condo entail?

What is the down payment required to buy a Prével unit?

We generally ask for a 15% to 20% down payment, divided into three instalments. The first must be paid upon signing the contract, the second two months later and the third six months after the signing of the contract.

Do I need to get my mortgage with the same bank that is financing the project?

We ask for a guaranteed rate until the delivery of your unit. Therefore, we advise you to do business with our project’s financial partner.

How much time do I have to get mortgage approval?

You have 21 days after signing the preliminary contract to provide proof of mortgage approval. Should your mortgage be refused, this amount will be refunded in full.

How are co-ownerships organized?

When can I choose my finishes?

Depending on the project, the meeting with the designer to select your finishes will take place no later than 40 weeks before the expected delivery date of your unit.

Can I modify the plans before the construction of my unit?

Yes. You can make certain changes to your unit plan. However, certain criteria and delays must be respected. Additional charges may apply.

Can I choose condo finishes such as floors, countertops, etc.?

Unit finish choices include flooring, cabinets, countertops, and ceramic tiles. To give you a better idea of what your unit will look like, our project designers propose different kitchen and bathroom décors. You can choose them as is, or mix and match elements to create your own style.

Is the surface area shown on the plans net or gross area?

The surface area shown on the plans is gross area. This means it includes half the thickness of common walls and the entire thickness of exterior walls. Balcony surface area is not included.

Reselling your condo

Can I sell my condo whenever I choose?

Once the unit is delivered, the property is yours. You can thus sell it whenever you please.

Who determines the resale price of my condo?

You determine the resale price of your condo.

How is capital gain calculated?

The capital gain on real estate is calculated by subtracting the purchase price from the sales price.
